2- Feasibility Study: analysis of the potential of the proposed project which is based on extensive investigation and research to support the process of decision making.

3- Site/Facility/Space Planning: Propose the best spot to place the building on the specific lot based on geology, geometry, lot access, bylaws.,,,

4- Preliminary Design: Concept idea to the proposed usage of the lot to make it more real and it is the base for the next step.

5- Phase Development & Site Adaptation 

6- Design Development: Prepare all the construction drawings and coordinate with other consultants involved in the project.

7- Construction Documents:  

All permit drawings & specifications plus bid package. 

8- Marketing Drawings and Presentations At the end of this stage, all the permits are ready and the project is ready for tendering. 

9- Contract Admin: Representing advice to the client, review construction schedule, review shop drawings, field review reports, change notices & orders, issue certificates,

10-   Commissioning, close out & Occupancy  permit.

11- Building Condition Report, Reserve Fund Study.

12- Facade Improvement.
